The proposal occupies a prominent position at the entry to the new precinct, with extensive frontage along Memorial Avenue and Elizabeth Macarthur Creek. The design envisages over 200 apartments across four distinct buildings, surrounded by lush landscaping that seamlessly extends to the adjacent creekside parklands and walkways.
Public benefits include a public through-site link, improving connectivity across the precinct, and a new public park to the south, positioned beside a new bridge over the creek. These elements enhance pedestrian access and create valuable open spaces for the wider community.
The lower levels of the buildings feature two-storey townhouses, introducing a diversity of housing typologies while adding fine-grain detail to the streetscape. Brick is the predominant material, bringing texture and pattern to the facades. Above, the fluid architectural forms of the upper levels take inspiration from the gentle curves of the creek and the natural topography that flows down to the wetlands. Generous continuous balconies, referencing the wrap-around verandas of the historic Bella Vista House, provide expansive outdoor living spaces and enhance the connection to the surrounding landscape.
Overall, the proposal is a site-specific design response, deeply connected to place, maximising the natural setting, and delivering significant benefits to the surrounding community.
