Our vision to transform Five Dock with Kings Bay Village

TURNER is proud to announce that our design has been chosen for Deicorp’s proposed Kings Bay Village in Five Dock, Sydney.

Following a competitive design excellence process, our vision for a vibrant, community-focused precinct was selected by an expert jury in consultation with the City of Canada Bay Council.

The Kings Bay Village proposal by TURNER reimagines urban living through a balanced mix of residential, commercial, and public spaces. Spanning six buildings, the design integrates 890 apartments, 14,700 square meters of commercial and retail space, and 6,500 square meters of public open areas, including a welcoming outdoor plaza and a central village green.

Honoring Heritage, Inspiring Innovation

TURNER’s design for Kings Bay Village draws from Five Dock’s industrial heritage, incorporating brick facades, traditional fenestration, and distinct roof profiles to seamlessly integrate with its surroundings. This approach aligns with the City of Canada Bay Council’s masterplan and the NSW Government’s Parramatta Road Corridor Urban Transformation Strategy.

With varied housing options, including significant Affordable Housing for key workers, TURNER underscores its commitment to inclusivity and sustainable community growth. The project’s positioning offers residents sweeping views of Kings Bay, Iron Cove, and the Sydney CBD skyline.

Industry Recognition and Community Impact

The jury praised TURNER’s vision, stating: “The scheme expresses a clear idea about differentiated character and activation across the precinct… The ‘village green’ on William Street balances the more active, paved areas throughout the site.”

James McCarthy adds, “Our approach centres on creating an inviting, pedestrian-focused environment that enhances connectivity with a network of streets and a new public park.”

TURNER’s selection embodies our commitment to blending creativity, heritage, and innovation. Kings Bay Village will contribute to revitalising the Parramatta Road corridor, supporting Deicorp’s vision of transforming former industrial spaces into vibrant communities.
